AI cold calling for real estate that books seller and buyer appointments
Real estate runs on outbound: calling expired listings, FSBOs, absentee owners and aged leads to find the ones ready to move. AI cold calling for real estate lets you work all of those lists at once, calling every number and qualifying motivation, timeline and price expectations.
ColdCalls.ai books the motivated prospects straight into your calendar and syncs the rest to your CRM with notes for nurture. Because real estate outbound draws DNC scrutiny, it is compliance-first by design: the AI is disclosed on every call, DNC numbers are suppressed, and dialing respects your local calling hours and consent rules.

Compliance-first by design
Short answer: an AI agent calls the lists real estate teams struggle to keep up with, expired listings, FSBOs, absentee owners and aged leads, and qualifies motivation, timeline and price expectations. Motivated sellers get booked straight onto the calendar, everyone else gets synced to your CRM with nurture notes, and because real estate draws heavy DNC scrutiny the agent discloses that it is an AI and enforces compliance on every call.
Why it works
What your team gets with real estate
Works every list
Expired listings, FSBOs, absentee owners and aged leads all get called, so no source of motivated sellers goes untouched.
Qualifies motivation
The agent asks about timeline, reason for selling and price expectations, booking appointments only with prospects who are genuinely ready.
DNC-safe by design
Real estate draws heavy DNC enforcement, so AI disclosure, DNC suppression and calling-hour limits are enforced on every call.
What it handles
Dialed, disclosed and booked on autopilot
The agent works your lead list, discloses it is an AI on every call, scrubs against DNC in real time, qualifies the prospect, handles objections, and books the meeting straight into your calendar and CRM.
- Calls expired, FSBO, absentee and aged leads
- Qualifies seller motivation and timeline
- Books showings and listing appointments
- Syncs every lead and note to your CRM
- Discloses AI, respects DNC and local hours
The lists real estate outbound actually runs on
Real estate prospecting is list work before it is conversation work. Expired listings need calling within hours of expiry, because every other agent in the market is calling the same records. FSBOs need a different opening entirely, since the owner has already decided they do not want an agent. Absentee owners and aged leads are slower, lower-intent lists where the value comes from calling all of them repeatedly rather than any single call landing.
One agent cannot work four lists on four cadences at once, which is why most of them quietly become one list. An AI caller can, because adding a list costs no headcount. The wholesaling variant of this, where speed and volume matter most, is covered in our guide to AI cold calling for real estate wholesalers, and what a qualifying seller conversation sounds like is in can AI qualify real estate sellers.
- Expired listings: speed matters more than anything else
- FSBOs: a different opening, since they have rejected agents already
- Absentee owners and aged leads: volume and repetition over time
Consumer numbers mean the compliance bar is higher
Most real estate outbound dials consumer cell phones, which puts it squarely inside the rules that B2B calling largely sits outside. The National Do Not Call Registry applies, the FCC's 2024 position on AI-generated voices applies, and several states impose tighter calling windows than the federal floor. This is the single biggest difference between real estate outbound and B2B outbound, and it is where DIY dialer setups get people in trouble.
Practically, that means scrubbing at dial time rather than from a list someone uploaded last month, applying calling hours by the property's time zone rather than yours, and propagating an opt-out across every campaign the moment it happens. What that looks like in the platform is on our TCPA compliant AI calling page, and the underlying registry rules are explained in Do Not Call rules for businesses.
- Consumer cells fall under the DNC registry, unlike most B2B lines
- Calling windows applied by the contact time zone, not the office one
- Opt-outs propagated across every list immediately
What does a real estate dialer cost before you add an AI agent?
Worth knowing, because it is the alternative most agents price first and the numbers are not what the review sites report. We read the pricing pages for Mojo, REDX, Vulcan7, BatchDialer and Wavv on September 1, 2026 and the range for one agent runs from $99 to $349 a month, decided almost entirely by whether the lead data is bundled with the dialer.
Mojo sells them apart. Agent Access is $10 per user a month and is required, and it does not dial. A Single Line Dialer licence is $89 and a Triple Line is $139, both with unlimited minutes, so $99 a month is the practical floor. Data is separate: Neighborhood Search $49, Expired $50, FSBO $25, FRBO $25, Skip Tracer $49 and Pre-Foreclosures $49. The line nobody quotes is that FSBO, FRBO and pre-foreclosure data are sold by county, so an investor working a metro pays that $25 more than once.
REDX bundles them, and it does not sell a standalone dialer at all. The $60 a month figure that appears in every REDX roundup buys one lead type. The cheapest plan with a power dialer is CONNECT at $299, and PRO with the multi line dialer is $349, both including all five seller lead types and the Vortex lead manager. Additional users are $75 a month on CONNECT and $99 on PRO, which makes REDX the cheaper option for a team and the more expensive one for a solo agent who already has data. Vulcan7 packages the same things and publishes no price at all.
The full vendor by vendor breakdown, including BatchDialer for investors and Wavv for agents who already have a CRM, is on auto dialer for real estate agents, and the head to head is in Mojo dialer pricing vs REDX pricing. All of those numbers buy the same thing: a person dialing faster. What none of them changes is how many hours a licensed agent can spend with a headset on, which is the constraint an AI agent removes rather than optimizes.
- Mojo: \$10 Agent Access required plus \$89 single line or \$139 triple line, data from \$25 to \$50 each
- REDX: no standalone dialer. CONNECT \$299 or PRO \$349, both including all five lead types
- Vulcan7 publishes three packages and no prices at all
- Mojo FSBO, FRBO and pre-foreclosure data are priced by county, not nationally
- Extra REDX users are \$75 or \$99 a month, cheaper than a second Mojo triple line at \$149
